Needs Analysis: At SRG our determination to find the BEST home at the LOWEST price for you starts with an interview to define your goals and priorities. We help you build your criteria by helping you invision your Dream Home. We discuss comfortable price ranges, locations that you have the highest interest in, how many rooms you desire, and many more items on your wish list. Pre-Approval: You will need to pre-qualify yourself to ensure that the price range of homes you intend to tour allow for a comfortable payment. We have an extended 5-Star network of affiliates whom we recommend with great trust. You will review your current financial picture and goals with a Mortgage Consultant that you wish to work with. They will be able to offer you insight to all of the different lending products that will best be suited for your situation & goals. Upon your selection of a lending product you will solidify your pricing criteria and obtain a "Pre-Approval" from that lender. Locating Your Home: Once we have built your virtual dream home it is time to excellerate your search by plugging you directly into the MLS database so you can tour EVERY home that meets your criteria. You will instantly receive an email when a home meets your criteria before other buyers and most agents are notified of the sale. You will, also, be empowered to be able to tour all the homes online through our high-powered online search. When you become more comfortable with your criteria you can view featured Open Houses & we will provide access to all of the hottest properties in your search. At SRG we provide specialized market knowledge to make sure that you avoid the pitfalls that many buyers subject themselves to & offer industry leading tools to keep your search as organized as possible. Bidding Strategy: Once you find the home you hope to spend many happy years in we continue to add value by ensuring that you do not over pay in this competative market. We will present strategies that will allow you to move in with no-money-down & provide the highest potential to receive the property at the lowest price with terms that are favorable to you. Inspection Phase: We will walk you through this process with a Certified ASHI inspector. We will determine what inspections are a priority together. We will then conduct our inspections that could include: a general building inspection, radon inspection, termite/pest inspection, sewer lateral inspection, mold inspection, &/or structural inspection. During our inspections we will discover what maintence items we are most sensative to. Then we will enter our second round of negotiations by requesting remedies of the items we deem are of prioirty. Coordinate Closing: We continue to work together to coordinate your closing. We will help you find the most competative insurance, offer you trusted title insurance agents, and ensure that your lender has all of the documents that they will need. Utilities & Permits: We will help you setup utilities & walk you through obtaining any necessary permits from the municipality that your new home resides in. Closing: We will make sure that your closing goes smoothly after our walk through of the home. You will be notified of the final numbers and we will go through all of the final documents together to ensure your comfort. At closing you will receive another copy of every document that pertains to your transaction.
